What is Emergency vs. Urgent Priority
EMERGENCY means it requires IMMEDIATE action to prevent risk to life and/or property
(need to wake people up in the middle of the night)
- Fire (have tenant call 911)
- Gas smell (have tenant call gas company)
- Carbon monoxide detectors sounding
- IMMEDIATE electrical danger (sparks, smoke, exposed electrical wires)
- Flooding (more water than can be cleaned up using towels and sponges)
- Sewage leak/backup
- Unable to secure home
- Fallen tree on house or blocking driveway
URGENT PRIORITY – there may be things that are URGENT, in addition to the EMERGENCIES above.
- All the EMERGENCIES above, plus…
- Smoke Detectors (must be replaced within 5 days)
- Visible Mold
- Water Leak (potential mold problem and/or water damage)
- No AC if outside temps are above 85 degrees or there are residents with documented medical conditions
- No Heat is outside temps are below 55 degrees
- No running water
- No hot water
- NO working toilet in the home
